New Terrain
Come enjoy the incredible new terrain situated in the wide-open natural expanse above tree line – Revelation Bowl. This new ski area is surrounded by breathtaking peaks and includes some of the best lift accessed advanced and expert skiing. Now Telluride is truly unmatched in North America. This addition brings the Telluride Ski area to just over 2000 acres. Our mountain still has around fifty percent beginner and intermediate terrain, so there is something for everyone to enjoy.
"Telluride Ski Resort is planning to open Gold Hill #1 and the Apron below for the upcoming season. This new terrain is all rated as "EX - Extreme Terrain" due to cliffs, very steep slopes as well as rocks and other hazards. It starts from the top of the new Revelation Lift and descends on the west side of Gold Hill to the bottom of Gold Hill Express (Chair 14). Two things have allowed us to open this new terrain. First, we now have Howitzers (military artillery), one of which points directly at Gold Hill. This allows for enhanced avalanche control work in this area. Second, about halfway down the run we are building a small, lateral, "goat trail" by blasting through the rock cliff band which will allow access from the bottom of the upper bowl down to the apron below. Previously, this section was very difficult to get through. Starting at 12,570' (top of Revelation), the new route is 1,790 vertical feet to the bottom of Gold Hill Express, which is quite impressive. Below is a picture of the new terrain. Two New Mountain Restaurants
There are also two new restaurants opening on the ski mountain, Hop Garden and Vino Alpino. The Hop Garden is located at 9,540 feet at the base of Lift 4 in the Mountain Village core. It offers a wide selection of beers on tap and outstanding pub fare. The new Vino Alpino is located at 12,140 feet high upon the ski mountain. It is a European style hütte near the top of Gold Hill and offers renowned wines, fine cheeses and appetizer plates. Vino Alpino's spectacular views coupled with comfortable cozy ambiance provides a perfect break during your ski day.

It's true that the Telluride real estate market has remained extremely strong and stable when compared with other real estate markets around the country during economic downturns. It is also true that the majority of home and condo prices in the region are holding strong despite the slow down in local transactions and the housing fiasco nationwide. This speaks to the staying power of the majority of our clients and is likely to remain constant despite the turbulence in other areas of our country. The majority of sellers are willing to simply ride out the storm and realize a return on their investment. That being said, a number of sellers have been identified that are eager to move their properties and are willing to drastically cut prices in an effort to alleviate debt or gain access to cash. This makes for a tremendous opportunity as a buyer.
The uncertain outcome of this historic 2008 presidential election race combined with the pending financial crisis has made for a very cautious spending environment at virtually every level. Telluride is no exception yet we are seeing indications that the market may be picking up steam as buyers and sellers are continuing to negotiate and a few are bridging the gap between expectations. We are personally aware of a number of individuals that are "on the sidelines" awaiting the perfect deal that comes with the bottom of this economic downturn. Once the perception of the bottom is realized, these clients will be poised to move quickly on properties they have already identified. Unfortunately many will remain "on the sidelines" until it's too late or miss out on opportunities because they are not prepared to move quickly.
Historically, Telluride has experienced a rapid increase in activity once this upward momentum has begun. As increased activity drives pricing upward, buyers scramble to find the best deal. Many local real estate professionals anticipate increased activity this ski season as election fears dissipate and government bailout monies begin to bring stability back to lenders. We have all kicked ourselves for not taking advantage of an opportunity when the time was right. As the saying goes "hindsight is 20/20". The bottom line: If you have ever considered being an owner of property in the Telluride region, now may be the best opportunity for you to negotiate the most competitive price.
