July came in with a BANG in Telluride with the Fourth of July parade, picnic and impressive firework show in Telluride!  The summer calendar is full of many more wonderful events and Festivals. The remainder of the month will include the Americana Music Fest for music fans, the Tech Festival for the techies, nerds, and anyone interested in the future of technology, and the increasingly popular Cajun Festival! Next month will bring the Chamber Music Festival, the Telluride Festival of the Arts in Mountain Village – featuring a fusion of art, culinary creations and delicious wine and other beverages and the fun and funky Mushroom Festival!
Wednesday night concerts and the Farmers Market on Fridays are some of the free events happening every week. Plus, the Telluride Festival of the Arts will also feature a FREE concert by Joan Osborne!

The crowds of summer have returned to the San Juans as the streets of Telluride and the Village core bustle with activity. Casual conversations with a number of brokers in the community have revealed significant increases in Buyers shopping for property. Numerous "tire kickers" appear to be waiting in the wings for the bottom of this market to make itself crystal clear.
Some are speculating that we've already seen the worst of this housing mess while others are saying the worst is yet to come. Regardless, those sellers with the most motivation are coming out of the woodwork and buyers are taking notice. Buyers willing to take the emotion out of the purchase are going to be the ones to scoop up properties most likely to appreciate quickly when the market begins its recovery.
The tremendous deals are trickling in at the moment. When the market makes a turn, sellers will be less likely to negotiate and these deals will go quickly. We are definitely in a time of uncertain risk as it relates to real estate investment in our country. Telluride real estate has proven itself historically and will likely continue to do so. Often times, increased risk equals increased return. Now is the time to test that theory.
